Carolina Dunes, an ocean to sound community

History of our Community


In 1994 a small group of property owners in Carolina Dunes met and discussed the value and importance of organizing a homeowner association for the community. A year later, in 1995, the Carolina Dunes Association, Inc (now commonly referred to as CDA, Inc) was officially formed and incorporated as a non-profit North Carolina corporation. Since 1995, CDA, Inc has been continuously serving the entire Carolina Dunes community and has taken over responsibility for the three ocean access walkways, the sound access path & bench, the community lot on Sprigtale (primarily used as a parking area by the life guards who service the Carolina Dunes beach each summer) and the community entrance signs on NC 12. CDA, Inc also monitors issues and problems impacting the community and communicates information regarding them to property owners.

CDA, Inc receives no tax revenue and relies completely on the small annual dues requested from each property owner. Therefore, all property owners are strongly encouraged to pay their dues each year.

Once a year CDA, Inc conducts an annual meeting for all property owners. This meeting is usually conducted the weekend before Easter. CDA, Inc Board members are nominated and elected at the annual meeting. All Board members and officers serve as unpaid volunteers and work on behalf of the entire Caroline Dunes community. Their service should be recognized.

The CDA, Inc Board functions very efficiently and often in an informal manner. However, Board meeting minutes are taken, and they can be viewed on this website under 'News' and 'Newsletters'.

An aerial photo was discovered that was taken around 1980 of the entire Carolina Dunes subdivision. It was taken from above the Sound and faces Easts. The street on the right hand side (South) of the picture is Widgeon. On the north is Old Squaw. Some of the original houses can be seen Pintal, Sprigtail, and Old Squaw on the north. As an important point of information, when you purchased your property in Carolina Dunes, you should have been given a copy of the Carolina Dunes official covenants that apply to all properties in your section of Carolina Dunes. You are strongly encouraged to read them, and they should be printed and stored in a safe place along with your property deed. The Association does not enforce the covenants, but the covenants should be observed and are legally enforceable by individual property owners.

Annual Carolina Dunes Association Fees (Dues)


The annual membership fee is only $75, and it is due in January of each year. The annual fee applies to each lot with a house on it so owners with multiple houses in Carolina Dunes pay multiple fees. Owners of vacant lots are strongly encouraged to participate in the Association and to pay the annual fees. The fees cover the calendar year.

CDA actively addresses issues and communicates with all property owners in the Carolina Dunes subdivision. Historically, CDA has provided a number of services to owners since 1994, which include annual community meetings, email notification on important matters, this community website, periodic newsletters and parking for the life guards who serve the Carolina Dunes beach during the summer.

Of particular importance, CDA provides Carolina Dunes homeowners (and their guests) three maintained access paths to the ocean, one access path to the sound and the two Carolina Dunes signs on NC 12.

The primary source of funding for CDA is through the collection of annual dues. Without the dues, the CDA services and facilities could not be provided. We kindly ask that all owners stay current with their dues.
